| How can your modular home dealer help you?
Home builders and modular home dealers have built their
entire business around helping people accomplish their dream house
goals. One of the first things they will do is find out what type of
home you have in mind. Capes, colonials, contemporarys, ranches, homes
with an in-law apartment are all available. Once the type of home has
been established then the modularhome dealer and determine the best
building system application to use in building the home. The most
popular is modular construction but they may also use a panelized
approach, sips panels and even some stick building if required. The nice
part about the system built industry is they are a number of methods to
draw on to built the best home for the customer. |

Your modular home dealer has determined your home style and selected a
building system to use. Now it is time to get some specifics. How many bedrooms,
number of baths, gourmet kitchen or country kitchen, lot of open space or home
office, great room or formal dining room. These are all decisions to be made and
built into the plan. At this point the modular dealer or builder has enough
information to do some initial price checking. This price check will be on the
home only and will not include the site work necessary to prepare the lot for
the home. An actual site visit will be required to see what needs to be done
before any accurate figure can be determined for the site work. Experienced
builders can factor in a general cost for site work for discussion purposes but
the hard numbers can only come from a tour of your building site.
Now with the house style picked out and some rough budget numbers to review
it is up to you the client to decide the next step. If the numbers are in your
range and the home meets your over all needs then it is time to schedule that
site visit. Some modular home dealers can move right into a plan drawing deposit
but that can lead to some adjustments being required which cost time and money.
Experienced builders prefer to take a step by step process. If it becomes known
that the site work will cost tens of thousands more to do than normal that
reduces the available budget for the house by that much. This is information
that is better reveled up front before the home design gets too far.
| Lets say the site has been reviewed and updated
pricing has been determined and found to be acceptable. The next step is
to get right down to the specifics. This is the list of must haves in
your home. Do you want granite countertops and maple floors, tile,
cherry cabinets etc. All of these items can be costed up quickly and
your home's total price established. Now it is up to you. Armed with the
hard numbers and plan specifics it is time to say, "yes" good deal or
"no" we need to adjust. |

Few people have home building budgets that enable them to get 100% of what
they want in their home. That is where the modular dealer becomes your best
asset. The home building business is the art of finding ways to get the most
house for the best price. Done successfully time after time the builders home
building business grows and grows so there is a lot of incentive for the builder
to get you the most house possible for the home building budget available.
Trades can be made. In the flooring example you have your heart set on maple but
changing to oak may free up thousands of dollars to cover the granite
countertops.
| Once you and your modular dealer are both comfortable
with the design and project general costs then it is simply a decision
to buy the home or not. Hopefully you decide to buy and get the process
started.
Moving ahead will require an order deposit to start
the process. Each modular dealer or builder has different deposit
requirements but they all take the step by step approach for their
clients. The first deposit will be for the order process to start. This
could include drawing fees to have your home drawn so you have something
to show the bank and the building inspector. The next deposit would be
for the site work to start. The third deposit actually places the home
order with the factory and mobilizes the factory to produce the
construction drawings and set a production date and obtain the materials
necessary to build the house. |

| DESIGN TIP: Heating a home
today can be done with a number of different systems. As new homes
are built "tighter" than they used to be consider a forced air
system. A forced air system is not only comfortable heat but it also
enable you to filter the air in your home through the system
circulating fan. Add a in line air humidifier and air conditioning
and you now have total control over your indoor environment. |
Once the deposit phase is completed and everyone is working on your home both
on site and in the factory there is not too much for you to do until the
delivery day for the home. At that point the big checks are written. Rightly so
as your home is now on site and ready to be set into place. As the home is 85%
to 95% complete on delivery day that will be the largest of the checks written.
The last payment for the home is generally made by a certified bank check and
is made prior to the home being set on the foundation. The reason for this is
simple. While the home is on the factory delivery transporters it is considered
personal property but once it is set on the foundation it becomes real estate.
As personal property it has different insurance protection from the factory, set
crew and crane company. Once on the foundation it is considered real estate and
is no longer under the insurance coverages of the companies involved so they
certainly want it paid for before that time. Most banks like the modular process
because it is very low risk for them. They do not pay for the house in full
until it is actually there and all but 5 to 15 percent complete. This is far
superior to lenders for site built homes where the draw schedule sometimes gets
ahead of the work completed and widens the risk gap for the bank.
Final payment alternative. One very successful tool builders use when a
customer selects a bank that is not familiar with modular homes is an
"assignment of funds letter" An assignment of funds is basically an agreement
between the bank and the factory/ modular builder that the bank will pay for the
home on delivery day after the home is set on the foundation and becomes real
estate. The assignment of funds protects the factory and the builder and
protects the customer and the banks. Ask your modular dealer how that last
payment is made as not all builders use an assignment of funds process.

Many other product lines make up the System Built Industry in addition to
modular building. In factory built homes there actually is a wide selection of
options to choose from. In some of the most custom homes there could be a mix of
these building methods to accomplish the customers home design and still stay
within the house budget parameters. Panelized factory homes have a long history
dating back to pre war times. Shortly after the war homes constructed with
panelized technology exploded to keep up with the demand for new homes right
after the war. Panelized today is stronger than ever for everything from home
additions, garages, luxury water front homes, offices, apartment building and a
full list of commercial ventures.
SIPs panels are the hybrid of the panelized system built industry. "SIP" stands
for Structural Insulated Panels. The name describes perfectly what they are and
do. SIPs panels are conventional building timbers that are factory formed with a
plywood or OSB outside skin and a foam filled core. These are very energy
efficient and save construction dollars for the custom builder and the home
owner because of the "Structural" nature of the product. The framing, sheathing
and insulation are all part of the product as an assembled unit. The panels are
generally set into place with a crane similar to modular building units and the
number of panels used is determined by the home design and size.
Some of the most successful and energy efficient home designs use a full
range of building systems including stick built techniques. It is common to have
a modular home as the main house with a panelized breezeway and a sips panel
great room with a vaulted ceiling all wrapped nicely with a beautiful stick
built deck or porch. The goal in buying a home and building a home is to get the
most product and value for the right price. Fortunately the System Built
industry now provides a selection of building methods to do just that.
