| In Commercial construction the cost of money plays a
critical roll in the final outcome of any project from a small bank
building to a three hundred unit apartment building. The interest on
construction money is a cost that cannot be avoided or reclaimed.
One thing that can be done is to shorten the amount of
time to complete the project. Modular commercial building is a very
secure way of controlling any projects time line. Faster finish times

In any commercial building the more tasks you have being completed at the same
time makes the project go faster and better. The system built factory process is
one of your building resources to kick that multitasking technique in high gear.
In modular home building customers save money because of this multitasking
approach. As the site builder is preparing the site, clearing trees, excavating,
pouring a foundation etc. the Modular home factory is constructing the building.
Both sets of tasks are being done simultaneously. On delivery day the entire
home with kitchen cabinets, finish flooring, interior trim and full baths is set
into place. Compare this to a stick built project. In the case of the stick
built method the house frame is done first, then the close in , then the
plumbing and electrical work, then the insulation and sheetrock, then the finish
trim and cabinets. If all of that could be done in one day the modular business
would not have a market. What happens in one day with modular on delivery day
takes weeks and sometimes months in stick building. So what is the interest

RFP stage. Better numbers win contracts.

apartment buildings and massive condo projects. A single duplex is also
a great application for modular commercial building. The duplex is a
great investment. Sometimes they are true rental units and sometimes
they are owner occupied. Today's modular product is perfect for this
application as the structure is so well insulated both sound
transmission and heating savings prove to be a big asset for the owner
and renter alike. When building a duplex in the
field using the stick built method costs sometimes get out of control.
In a duplex everything gets multiplied by two. Two kitchen sets, two
living rooms etc. The amount of trips to the site made by the
subcontractors increases dramatically. Down time on the site setting up
and tearing down each day add to the time line as well. Using the
modular commercial building approach and having the entire duplex set up
in one day saves all of these trips to site. Once in place the plumbers
and electricians can hook the building up to the street and the for sale

What are the differences between modular and other building methods. First it
is important to define the stick building method that was popular for many
years. In stick building the name pretty much describes the process. A load of
lumber is delivered to the building site. Some of it may be good and some bad.
Short of paying framers wages to find out, the default is to wait until the crew
got into the pile and sort through it as needed. The downside here is simply a
matter of timing and delays. If bad lumber is found the choice becomes using it
anyway or sending the crew home until new materials are delivered to the site.
The smarter builders got in the habit of buying "extra" so they would have what

customer either. Writing checks for materials that may not be good or may not be

easy task to have professional material specialists make sure the materials are
up to spec and meet or exceed the quality standards for their factory. Believe
it or not where a site builder paying for material specialists would be an
unacceptable burden on the bottom line in the world of modular homes it actually
increases the bottom line. The modular product is successful because it is built
to plan, is perfectly square and plumb and carries some very exacting building
tolerances. using only the best materials saves the factory money which is then
passed onto the builder and the home owner as service costs are reduced, rework
in the factory is reduced and believe it or not advertising expenses are
reduced. Yes, advertising. The best sales advertising for a modular home factory
and a custom builder is a happy customer. Happy customers are earned by
exceeding their expectations.
| The custom factory built home approach to building is
always impressive to custom home builders that tour a factory when
deciding to update their business. Seeing one giant saw in the factory
that can cut precisely every framing member to a home in a matter of
minutes generally gets some good reviews. On site this requires handling
every board multiple times. Some cuts are right on the money and some
just off a bit. When building an affordable home or a million dollar
mansion the framing cuts are a critical path item to a quality home.
Great framing methods make each job operation go faster and easier and
results in one of those homes that are superior to others. Better
materials, better material cuts and faster build times are really what
